According to the new data released by the Pikes Peak Association of REALTORS® for December 2017, the Colorado Springs real estate market is hotter than ever.

The Bottom line:

As we finished out 2017 with another record year of home sales in Colorado Springs, our numbers for December show that 2018 may be even bigger!

Let's take a look at the December 2017 real estate market for Colorado Springs:

  • New Listings: 8,46 (Up +9.9% from last year)
  • Sold Listings: 1,206 (Up +2.5% from last year)
  • Total Active Listings: 1,350 (Down -12.2% from last year)
  • Median Sales Price: $285,000 (Up +10.6% from last year)
  • Total Under Contract: 1,588 (Down -8.2% from last year)
  • List To Sold Price Ratio: 99.4% (Up -0.1% from last year)
  • Days on the Market: 33 Days (Down -17.5% from last year)

The Colorado Spring's Real Estate Market has Slowed Down for Winter!

We had almost the same number of homes sold in December of last year as we did this year. The big factor that will determine our sale for 2018 will be inventory.We currently have 17.5% fewer homes for sale now than we did at this time last year. That means that this Summer's supply and demand is going to be even more intense than last year.

This is a predictable time of the year for the Colorado Springs real estate market. We typically sell twice as many homes in the Summer as in the Winter.
