The Colorado Springs Real Estate Market Insider Report for December 2018

According to the new data released by the Pikes Peak Association of REALTORS® for December 2018, the Colorado Springs real estate market is showing signs of slowing down.

The Bottom line:

December showed 11.8% drop in sales from last year while our median sales price still increased by 5.3%. The most interesting statistics it that we now have over 20% more homes listed this December as compared to last year.

  • New Listings: 717 Down -15.2% from last year)
  • Sold Listings: 1,064 (Down -11.8% from last year)
  • Total Active Listings: 1,685 (Up +19.9% from last year)
  • Median Sales Price: $303,855 (Up +5.3% from last year)
  • List To Sold Price Ratio: 99.3% (Down -0.1% from last year)
  • Days on the Market: 40 Days (Up 17.5% from last year)

The Colorado Spring's Real Estate Market Is Shifting.
