The Colorado Springs Real Estate Market Report for June 2016

According to the new data released by the Pikes Peak Association of REALTORS® for June 2016, the Colorado Springs real estate market is finally starting to balance out a little, after a crazy record-breaking April.

The Bottom line:

June was the best month for sales in our city's history. Total under contract number was down over the last two months though and our inventory is slowly starting to come back after the crazy Spring market.

Let's take a look at the June 2016 real estate market numbers for Colorado Springs:

  • New Listings: 2,065 (Up +9.0% from last year)
  • Sold Listings: 1,651 (Up +15.2% from last year)
  • Total Active Listings: 2,639 (Down -16.9% from last year)
  • Median Sales Price: $262,500 (Up +4.8% from last year)
  • Total Under Contract: 2,918 (Up +15.4% from last year)
  • List To Sold Price Ratio: 99.7% (Up +0.6% from last year)
  • Days on the Market: 35 Days (Down 56% from last year)

The Colorado Springs Real Estate Market is Still Going Strong!

April and May had record numbers of homes go under contract. Many closings from those months landed in June, which is why June had the highest number of sales in our city's history. Overall though, total under contract numbers are slowing down for June and more homes are starting to come onto the market for the remainder of the Summer. We still need more inventory, but at least we are starting to see a better balance between buyer demand and inventory in the Colorado Springs real estate market.

These numbers cover all of Colorado Springs, CO and the surrounding areas, including Black Forest, Broadmoor, Briargate, Divide, Florissant, Fountain, Falcon, Gleneagle, Larkspur, Lake George, Manitou Springs, Monument, Northgate, Old Colorado City, Palmer Lake, Peyton, Powers, Rockrimmon, Security, Tri-Lakes, Widefield, Woodland Park, and Woodmoor areas.
