The Colorado Springs Real Estate Market Insider Report for October 2018

According to the new data released by the Pikes Peak Association of REALTORS® for October 2018, the Colorado Springs real estate market is showing signs of a possible slow down.

The Bottom line:

October showed another drop in sales while our median sales price still increased by 8%. As sales continue to drop, the prices of homes will eventually drop as well. We are currently in the middle of a market shift from a seller's market to a buyer's market.

Let's take a look at the October 2018 real estate market for Colorado Springs:

  • New Listings: 1,439 (Up +2.2% from last year)
  • Sold Listings: 1,320 (Down -7.7% from last year)
  • Total Active Listings: 2,374 (Up +18.4% from last year)
  • Median Sales Price: $305,000 (Up +8.1% from last year)
  • List To Sold Price Ratio: 99.4% (SAME as last year)
  • Days on the Market: 31 Days (Up 6.5% from last year)
