The Colorado Springs Real Estate Market Report for September 2016

According to the new data released by the Pikes Peak Association of REALTORS® for September 2016, the Colorado Springs real estate market is showing signs of slowing down for the Fall, but is still very busy.

The Bottom line:

September had similar numbers to August. The biggest change is the homes under contract for September. We had 21% more homes under contract this September, versus last September.

Let's take a look at the September 2016 real estate market numbers for Colorado Springs:

  • New Listings: 1,395 (Up +.0.4% from last year)
  • Sold Listings: 1,381 (Up +4.8% from last year)
  • Total Active Listings: 2,443 (Down -24.1% from last year)
  • Median Sales Price: $264,000 (Up +9.1% from last year)
  • Total Under Contract: 2,680 (Up +21.9% from last year)
  • List To Sold Price Ratio: 99.4% (Up +0.8% from last year)
  • Days on the Market: 28 Days (Down 50% from last year)

The Colorado Springs Real Estate Market is Going Strong!

September is showing a predictable drop in sales as we are moving into the Winter months. This is one of the first months where we had a similar amount of homes sell versus new listings. We need more months like this to help our low housing inventory balance out.

These numbers cover all of Colorado Springs, CO and the surrounding areas, including Black Forest, Broadmoor, Briargate, Divide, FlorissantFountain, Falcon, Gleneagle, Larkspur, Lake GeorgeManitou Springs, Monument, Northgate, Old Colorado City, Palmer Lake, Peyton, Powers, Rockrimmon, Security, Tri-Lakes, Widefield, Woodland Park, and Woodmoor areas.
