Lorson Ranch is one of the most popular neighborhoods in Colorado Springs. It is strategically located within close proximity to every significant military base in Colorado Springs and Fountain. This includes Fort Carson Military Base, Schriever Air Force Base, and Peterson Air Force Base. 

It’s also only 6 miles from the Colorado Springs Airport. Being located in the epicenter of military operations makes it a very military-friendly community.

The Shops at Mesa Ridge are about 10 minutes away and offer grocery stores, restaurants, and other services. Most shopping is located off of Fontaine Boulevard in Fountain.

Lorson Ranch is growing very fast. There have been over 2,000 homes built since its conception in 2007. By the time Lorson Ranch is completed, there will be well over 4,000 homes covering 1,400 acres of land. With such low housing inventory in Colorado Springs, the development of these homes and community amenities has been in high demand.

The neighborhood offers views of Pikes Peak and the front range mountains to the West and rolling hills to the east. It’s developed in a rural setting miles away from heavy developments. There are a few parks in the community, with sidewalks and trails for running and fitness.

Lorson Ranch consists of 7 distinct sections: The Meadows, Buffalo Crossing, Pioneer Landing, Ponderosa, Carriage Meadows, Allegiant At Lorson Ranch, and the Townhomes At Lorson Ranch. Lorson Ranch does not have a typical Homeowners Association. 

The Lorson Ranch Metropolitan District Board handles the neighborhood maintenance. This causes property taxes to be slightly higher in Lorson Ranch in comparison with other local neighborhoods. 

Homes in Lorson Ranch come with many different floor plans. The current home builders in this community consist of Saint Aubyn Homes, D. R. Horton, Century Communities, and Aspen View Homes.

This community is zoned to Widefield School District 3 with the new Grand Mountain School for kindergarten through 8th grade and Widefield High School for the older kids. Lorson Ranch is considered to be part of the Fountain MLS area within zip code 80925
