Lorson Ranch sits in a rural part of southeast Colorado Springs. It's far from heavy development, offering open views of Pikes Peak, the Front Range, and rolling hills to the east. Quiet streets and sidewalks make it a great place for walking, biking, and enjoying the outdoors. The lack of heavy traffic keeps the area calm and kid-friendly.
Metro District and Property Taxes
Unlike most neighborhoods, Lorson Ranch does not have a traditional HOA. Instead, it’s managed by the Lorson Ranch Metropolitan District. Many residents prefer this setup because it avoids strict HOA rules while still keeping the neighborhood maintained.

The neighborhood includes multiple parks and open spaces. Stingray Park is the main gathering spot with a playground, basketball court, and picnic area. In summer, community events bring out food trucks, music, and fun for families. Sidewalks and trails throughout the neighborhood support walking and jogging. For larger adventures, Fountain Creek Regional Park and Cheyenne Mountain State Park are nearby.
