Highway 24 is the only way in and out

Colorado Springs is about 20 to 25 minutes east in light traffic. Manitou Springs is around 15 minutes. Woodland Park is 7 miles west. Buyers who thrive in 80819 are usually looking for a specific way of living: small mountain town, walkable to a real town center, independent from the suburban Colorado Springs grid. Buyers who are primarily shopping price per square foot or newer construction will find better value in Woodland Park or along the 80863 corridor a few miles west.
