12 of the Best Neighborhoods In Colorado Springs - Copy

People often ask which neighborhood in Colorado Springs is the best, but the real answer depends on your needs and lifestyle. Some people want a big, flat yard with plenty of green grass. Others dream of a home nestled in the hills, surrounded by rocks and pine trees. You might want to live close to top-rated schools, or maybe you prefer a quiet spot far from daily traffic and noise.

Choosing a neighborhood here is about finding what fits your way of life. Do you want the rules and safety of a strong HOA, or do you enjoy the freedom to make your property your own? There is something in Colorado Springs for every kind of buyer.

There are many great neighborhoods in Colorado Springs, and we’ve written about most of them in our other blog posts about local neighborhoods. If you haven’t checked them out yet, take a look and see which ones interest you. In those articles, we used MLS data to decide which communities to feature based on specific categories.

In this post, we’re doing things a little differently. Some neighborhoods didn’t quite fit into those categories but still deserve attention. These are some of our favorite places to live in Colorado Springs, and we think you’ll love them too.

Peregrine Colorado SpringsA Neighborhood Surrounded By Beauty

Peregrine is our favorite neighborhood in Colorado Springs. The homes are unique, and the location is hard to match. It sits at the far northwest corner of town, backed up against the Air Force Academy to the north and the Rocky Mountains to the west. There's no through traffic. You won't find many neighborhoods anywhere that offer this kind of seclusion with quiet mountains on two sides.

The city views from Peregrine at night are some of the best in town. Blodgett Peak Open Space and Ute Valley Park are both minutes away for hiking and trail running. Homes here typically range from the mid $700s to over $2,000,000, with most built between the late 1990s and 2010s. Lot sizes are generous compared to newer developments, and the neighborhood sits in Academy District 20, one of the top-rated school districts in the state. Drive through Peregrine once, and you'll see why we made it our number one pick.

Pleasant Valley Colorado SpringsSmall & Charming

Pleasant Valley is one of the most charming neighborhoods in Colorado Springs. It sits in the heart of the city, bordered by mature trees and the edge of Garden of the Gods Park, one of the most visited tourist destinations in the country. Most homes here were built in the 1950s and 60s, and the neighborhood still carries that feel. Streets are quiet, lots are established, and the houses have character you won't find in newer subdivisions.

Westmoor Park is the centerpiece of Pleasant Valley, with direct views of Pikes Peak, basketball and tennis courts, a baseball field, and plenty of open green space. The combination of a central location, smaller price tag, and daily views of Garden of the Gods makes Pleasant Valley one of the best values in town. If you want charm without the sprawl, this is the neighborhood to tour.

Flying Horse Colorado SpringsLuxurious Amenities

Flying Horse is the most recognized luxury neighborhood in Colorado Springs. Developed by Classic Homes, it sits on the north side of the city with direct views of the Front Range that stretch across the golf course and beyond.

The neighborhood spans a wide price range. Patio homes and paired villas start in the mid $500s, while estate homes on the golf course can push well past $2 million. Most homes were built from the mid-2000s to the present, and new construction is still going. The Flying Horse Golf Course is one of the top-rated courses in Colorado, and the clubhouse includes a full-service steakhouse, fitness center, pools, and spa. HOA fees here are higher than most neighborhoods in the city, so factor that into your monthly budget. The area feeds into schools in Academy District 20.

Flying Horse works well for buyers who want a resort-style community without leaving town. If that fits what you're looking for, it's worth spending an afternoon driving the different sections to see which price tier matches your budget.
