Percheron Homes for Sale in Colorado Springs

Percheron is a brand-new master-planned community on the northeast side of Colorado Springs, spread across 887 planned acres at East Woodmen Road and Banning Lewis Parkway. The first residents arrived in 2025, so almost everything you see in the listing feed above is new construction. Three builders are active here: Classic Homes, Vantage Homes, and Lennar. Phase 1 alone carries 433 single-family lots, and the approved master plan allows for roughly 2,650 to 2,900 homes as the community builds out.

Because resale inventory has not had time to develop, most of what trades here is quick-move-in or build-to-order. As you scroll the listings, watch the builder, the floor plan, and the lot size. Lots range from about 2,000 square feet for townhomes to over 10,000 square feet for single-family homes, so two listings at a similar price can offer very different yards and layouts.

Percheron attracts buyers seeking a new home in a growing part of town with planned amenities nearby. The community sits north of Woodmen Road, while a retail and commercial district is being built to the south along Banning Lewis Parkway. Production build timelines usually run four to seven months, depending on the builder and the phase. Visit the model centers early so you can compare floor plans, included features, and lot premiums across all three builders before you commit.

In a community this new, the phase you buy in shapes your experience. Earlier phases may sit next to active construction for a while, and lot premiums, views, and street layout change as new sections open. I ask each builder which phases are selling now, what is platted next door, and where future roads and parks will land. A quiet cul-de-sac today can border a new collector road in two years, so the plat map matters as much as the floor plan.

Metro district, HOA, and Park District fees

Percheron has more layers than a typical resale neighborhood. The North Meadows Metropolitan District helps fund infrastructure like collector roads, drainage, and landscaping. The Percheron Park District builds and manages community parks, and the Percheron Master Association oversees covenants and design guidelines. Ask each builder for the full picture of metro district mill levy, HOA dues, and any park district assessment before you compare monthly payments, since the list price alone will not tell you the real cost of ownership.

Schools serving Percheron

Percheron is zoned within El Paso County School District 49. The master plan includes a future school site to support growth, but current students attend existing District 49 schools in the surrounding area. Zoning can shift as the community builds out and new campuses open. If schools matter to your search, confirm the exact address and current assignment with the District 49 office before you make plans around a specific campus.

What new construction does not show on paper

Builder photos and spec sheets look clean, but they leave out the things that affect daily life. I look at lot grading and drainage, the distance to the nearest future road or retail node, what utilities and upgrades are included versus extra, and the realistic timeline if you are building to order. Colorado Springs Utilities serves water, sewer, electric, and gas here, so confirm tap fees and connection timing with the builder. A walk of the actual lot tells you more than any rendering.
