
Stetson Hills is one of the larger established neighborhoods in northeast Colorado Springs, just east of Powers Boulevard. Most of the development happened between 1999 and 2008, which puts the neighborhood firmly past the rough edges of new construction. Homes for sale in Stetson Hills are mostly single-family, with a mix of townhomes and a smaller pool of paired-patio units. The Stetson Hills Master HOA covers more than 3,200 homes across the community.
Architecture covers two main styles. Minimal Traditional designs from the early 2000s share the streets with modern craftsman elevations built later in the cycle. Floor plans range from two-bedroom condos to four-bedroom homes with one or two-car garages. Lot sizes tend to be modest, with curving streets that pack homes closer together than older Colorado Springs neighborhoods.
The neighborhood has more public parks than any other in Colorado Springs. Stetson Park, Jared Jenson Park, Sandstone Park, and Laura Gilpin Park are inside the community. A 54-acre open space and the Iron Horse Trail run through the community. Views from the trails reach the Spanish Peaks, Wet Mountains, and Black Forest. The master HOA collects dues for common-area upkeep and shared landscaping.
Compared with Springs Ranch just south, Stetson Hills carries similar architecture but a denser layout. Wolf Ranch and Cordera to the north use newer construction and more pronounced curved streetscapes. Cimarron Hills, across Powers Boulevard, is older and falls outside the master HOA.
Stetson Hills offers some of the easiest access in town to Peterson Space Force Base and Schriever Space Force Base. Both bases are a short drive east via Powers Boulevard. The King Soopers shopping center at Powers and Stetson Hills Boulevard handles most weekly errands without a freeway trip. Daily essentials, urgent care, and chain restaurants line the same stretch.

Stetson Hills moves steadily because the neighborhood is large and turnover happens regularly. Many sellers in the area lived in their homes for ten years or more before listing. Spring and early summer bring the most inventory. Winter sees slower listings but motivated sellers. An agent who tracks the neighborhood saves you from bidding on nearly identical homes.
Most homes are detached single-family with three or four bedrooms. You'll see two-story plans, ranch-style layouts, and a handful of bi-levels from the late 1990s. Townhomes and paired-patio homes show up in select pockets within the master HOA. Two car garages are standard, while three car garages are less common because of the tighter lot sizes.
Stetson Hills usually prices below Wolf Ranch and Cordera because those northern neighborhoods are newer. It also prices a touch below Pine Creek, where lot sizes are larger. Springs Ranch, just south, tends to overlap Stetson Hills on per-square-foot pricing. Buyers chasing the largest yard or the newest finishes often pay more elsewhere. The trade-off here is location and value.
The Stetson Hills Master HOA collects modest annual dues that fund the shared parks, common landscaping, and community events. Some pockets inside the master association also have smaller dues for shared exterior items. Architectural rules cover paint, fences, and exterior changes. Always request the current disclosures and any transfer fees before writing your offer.
New construction is mostly done inside Stetson Hills. The neighborhood reached its build-out phase by the end of the 2000s. A few infill lots and smaller phases have closed out since then. The active builder pipeline has moved north and east. Buyers looking for new construction usually consider Wolf Ranch, Cordera, or Banning Lewis Ranch nearby.
Stetson Hills falls inside Falcon School District 49. Most addresses are zoned to Stetson Elementary or Springs Ranch Elementary. Horizon Middle School and Sand Creek High School handle older students. Horizon is located in adjacent Cimarron Hills, so kids ride or get dropped off. Always confirm current attendance boundaries with District 49 before relying on any specific school assignment.
