New construction in Castle Pines is concentrated almost entirely in The Canyons right now. The Village at Castle Pines and Castle Pines North are largely built out, so a new build in either one usually means a teardown-rebuild or one of the last remaining custom lots.
When you're scanning the feed above, the builder name and collection matter more than square footage alone. Two homes with the same floor plan can carry very different price tags, depending on the lot and the phase in which they're released.
A handful of builders are working through The Canyons in phases, and each one tends to hold a different price band and lot type. Shea Homes has the widest range here. Its Reserve, Retreat, Portrait, Gallery, and Luxe collections span from the high $700,000s past $1.6 million, depending on lot size and floor plan. Toll Brothers secured roughly 40 lots in The Canyons and is building five larger floor plans, starting in the $900,000s and topping $1.4 million before options. Century Communities is also building in the same area, though its Townes at Skyline Ridge product is a townhome, not a comparable match if you're set on a standalone new build.
I've watched Toll Brothers release lots in blocks rather than one at a time, and Shea's collections move the same way. If a specific plan catches your eye, ask right away whether more are coming in the next release. Buyers who wait often find the next round priced higher.
The Canyons bills a combined HOA and metro district assessment each month, unlike the layered master HOA and sub-association structure in the Village. Before you get attached to a floor plan, ask the builder's sales office for the current combined rate and what it funds.
Getting pre-approved with a lender doesn't lock in the final metro district rate, so get that number in writing before signing a purchase agreement, not after.
Winning a lot here works more like a bidding process than a standard walk-in reservation, so plan your search timeline accordingly rather than assuming a lot will still be open next week. Once a lot is under contract, figure on roughly 12 to 14 months to closing based on recent build schedules. That timeline has held steady lately, but framing delays and design center changes can still push a closing date if you're picking a lot late in a phase.
