The tradeoff is space and parking. Units are often smaller, and parking may be a garage spot or an assigned space rather than a driveway.

80104 and 80108 Clusters Near I-25

Both zip codes have pockets built around commute access. If you drive north to the Tech Center or south toward Monument, these are the ones to watch. You're also close to the Outlets at Castle Rock, plus parks and trail access.

Buyers who commute daily should filter by zip code early. A ten-minute difference in getting to the interstate matters more than most people expect.

Planned Communities Like The Meadows and Terrain

The Meadows and Terrain carry most of the townhome-style inventory. These are the communities that dominate new-construction searches in Castle Rock. Layouts are newer, garages are common, and the streets are planned around parks and trails.

I've noticed more buyers now choose walking distance to downtown over a shorter drive to work. Five years ago, that was rare. It's changed how quickly the downtown-adjacent units sell.

This is where the square footage lives. Attached garages, multiple levels, and three bedrooms are common. Dues usually run higher because there's more exterior to maintain.

Buyers who want a house without a yard end up here most of the time. It's the most requested category we get in Castle Rock.

Stairs, Elevators, Parking, and What Kills Tours

Parking assignments end more showings than bad kitchens do. A buyer will love a unit, then find out the assigned spot is uncovered and a block away, and the tour is over. Stair access does the same thing.

A new HOA budget looks great because nothing has aged yet. No roof has been replaced. No reserve has been drained. The dues you see in year one are usually the lowest they'll ever be.

A $340,000 condo with $450 dues can cost more monthly than a $390,000 townhome with $180 dues. Same town, very different outcome.

Get the inclusion list in writing. Verbal answers from a seller are not reliable on this.

Pet limits trip up buyers all the time, especially breed and weight restrictions. Rental caps matter if you might lease the unit later. Assigned parking rules decide whether a second vehicle is even possible.

Also ask about special assessments. If one has been approved, the owner is on the hook, and that cost can be transferred at closing, depending on how the contract reads.
